Long Branch Housing Market
Long Branch is the most affordable direct ocean access in Monmouth County, and the development story still has room. Pier Village added condos, restaurants, and a retail corridor over the past two decades that did not exist before, and prices in that corridor have moved accordingly. Three blocks back, the market has not fully re-rated. The town has real history -- seven U.S. presidents vacationed here, and James Garfield's assassination recovery played out in Long Branch. That history matters less to current buyers than the price gap between Long Branch and Monmouth Beach to the north or Deal to the south. Young professionals from NYC are a growing portion of the buyer pool, drawn by NJ Transit rail access at Monmouth Park station and prices well below Spring Lake. Redevelopment continues. How long the price gap holds is an open question.
Summer is peak season for shore real estate activity. Expect competition for beachfront and ocean-view properties as seasonal buyers are most active.
